Selling a historic or luxury property in Spain

Selling an exceptional home calls for a different approach: careful preparation, a realistic price, outstanding presentation and the discretion owners expect. This guide explains how we sell historic and luxury properties in Spain, and what you can do to prepare.

Start with preparation

A well-prepared sale is faster and less stressful. Before marketing begins, gather the documents a buyer's lawyer will request: the title deed, a recent Land Registry extract, cadastral details, the energy performance certificate, recent property tax and utility bills, and any licences for works carried out. For historic houses, add information on heritage protection and plans or reports from past restorations.

Where a property belongs to several heirs, agree the sale and its terms among all of them at the outset. It avoids delays later.

Setting the right price

Exceptional properties are hard to price: there are few comparable sales, and much of their value lies in history, setting and potential. An overpriced house can remain on the market for a long time and lose its appeal. We base our advice on condition, land, location, protection, possible uses and current demand, and we explain our reasoning. You can request a confidential valuation with no obligation.

Presentation and photography

International buyers usually discover a property through its images first. Professional photography, carefully chosen light, aerial views where permitted and a thoughtful written description make a decisive difference. Small preparations help: clearing rooms, repairing visible defects, tending the garden and opening shutters. We present each home as it is, with honesty about its strengths and limitations.

Discretion and international buyers

  • Private presentation: your property can be shown only to registered, qualified buyers rather than published openly.
  • Confidentiality: we can withhold the exact location and owner's identity until a buyer has been qualified.
  • International reach: we work with buyers from Spain and abroad, including the United Kingdom, the United States, France and Germany.
  • Accompanied visits: every viewing is arranged by appointment and accompanied.

Why owners choose Albor Collection

Albor Collection is the division of SC Inmobiliarias, which has operated in the north-west of Spain since 2019, dedicated to exceptional properties. We take on a limited number of homes so that each receives proper attention. Our approach is straightforward: an honest valuation, careful presentation, private access for qualified buyers and close coordination with notaries and lawyers through to completion. We keep you informed at every stage and never publish details without your agreement.

Timescales and what to expect

Unique properties typically take longer to sell than standard homes, because the pool of suitable buyers is smaller. We cannot promise a sale within a set period, and we would be wary of anyone who does. Once a buyer is found, the deposit contract and notarial deed usually follow within weeks or a few months, depending on the checks required. Owners of manor houses and pazos will find specific advice on our dedicated page.

FAQ

Frequently asked questions

How do I sell a luxury home in Spain discreetly?

Choose an agent who can present the property privately to qualified buyers, without open online listings, and who will protect your identity and the exact location until there is genuine interest.

Which documents do I need to sell?

Typically the title deed, Land Registry extract, cadastral reference, energy certificate, recent IBI receipts and any building licences. Your lawyer or agent will confirm what is needed for your property.

What taxes does a seller pay in Spain?

Sellers may pay tax on any capital gain and the local plusvalía tax on urban land. Non-resident sellers are subject to a withholding on the price. Ask a tax adviser about your situation.

How long does it take to sell a historic house?

It varies widely. Unique properties appeal to a smaller group of buyers, so a sale may take longer than for a standard home. A realistic price and good preparation help most.
