ALBORCOLLECTION

Luxury real estate

Luxury properties for sale in Spain

Luxury in northern Spain is measured less in marble and more in privacy, land, views over the Atlantic and houses with real character. We present luxury homes for sale in Spain privately, from coastal villas to historic estates with vineyards.

A different idea of luxury real estate in Spain

When most people picture luxury villas for sale in Spain, they think of Marbella or Ibiza. The north offers an alternative: cooler summers, green landscapes, uncrowded beaches and a quality of life that rests on space, food and nature. Here, an exceptional home might be a contemporary villa above a ría, a restored stone house with a pool or a historic estate with a winery.

What our collection includes

  • Coastal villas with sea views on the Galician rías and the Cantabrian coast.
  • Restored historic houses combining stone architecture with modern comfort.
  • Estates with a winery or vineyard in the Galician wine regions.
  • Singular properties: former lighthouse keepers' houses, mills, towers and homes that resist easy categories.

For houses with deep history, see also our manor houses and castles and palaces.

Why discretion matters

Owners of high-value homes often prefer that their property is not widely advertised, and buyers value receiving a considered selection rather than hundreds of listings. Albor Collection therefore works as a private collection: properties are presented by appointment to registered buyers, with full documentation and an honest account of each home's strengths and limitations.

Practical considerations for international buyers

Buying a luxury home in Spain follows the same legal process as any other purchase, but the stakes are higher. Instruct an independent lawyer, check planning status and licences for any recent works, and budget for purchase taxes and fees. Transfer tax on resale property varies by autonomous community; new builds carry VAT and stamp duty instead. Our guide to buying property in Spain covers these steps.

Remember that the Golden Visa for property investment was abolished in April 2025, so residency must be arranged through other routes.

Our selection criteria

Not every expensive house is exceptional, and not every exceptional house is expensive. When we consider a property for the collection, we look for qualities that endure: architecture of real merit, a setting that cannot be replicated, privacy, light and a sense of place. We also look at the practical side, such as access, services and the condition of the building, because a luxury home should be a pleasure to live in rather than a constant project. This is why the collection is small, and why each property is presented in detail.

Getting there

The north is better connected than many expect. Airports at Santiago, A Coruña, Vigo and Asturias offer direct flights to Madrid and to several European cities, and high-speed trains reach Galicia from Madrid. Many of our properties are within an hour of an airport.

FAQ

Frequently asked questions

Where are the best areas for luxury homes in northern Spain?

Popular areas include the Rías Baixas, the coast around A Coruña, the surroundings of Santiago, and the coastlines of Asturias and Cantabria. The right choice depends on whether you prioritise the sea, a town or countryside.

Is there still a Golden Visa for buying property in Spain?

No. Spain abolished the residence permit linked to property investment in April 2025. Other visas may be available depending on your circumstances; seek specialist advice.

Why do you not publish prices?

Our properties are presented privately at the request of their owners. Registered buyers receive full details, including price, for homes that match their brief.

Can you help with a home that is not listed anywhere?

That is often how we work. Some owners only consider a sale when presented with a qualified buyer, so registering your brief can open doors that the market does not.

Do luxury homes in the north have pools and modern comforts?

Many do. Restored historic houses and contemporary villas often include pools, underfloor heating and modern kitchens, although these vary from one property to another.
